Frequently Asked Questions

What You Need to Know

Dansavanh is a government-designated Special Economic Zone (SEZ) located along the Nam Ngum Lake in Vientiane Province, Laos. It spans over 10,000 hectares and is designed as an integrated resort, residential, commercial, and eco-tourism destination. Investors benefit from streamlined land-use rights, tax incentives, and single-window permit processing under the Lao SEZ framework.

Foreign nationals cannot hold freehold title to land in Laos under current law. However, investors can secure long-term land-use rights (concessions or leases) of up to 50 years, renewable upon agreement. Within the Dansavanh SEZ, DSV facilitates structured lease and BOT agreements that provide bankable land tenure for international investors.

Investment entry starts from USD 500,000 for small-scale concession or retail units. Mid-scale hospitality and residential developments typically range from USD 2M to USD 15M. Flagship anchor projects are generally USD 15M and above. All capital thresholds should be confirmed during the formal due diligence and negotiation process with the DSV investment team.

SEZ-registered entities in Laos benefit from profit tax exemptions for the first 4–10 years depending on investment size and sector, followed by a reduced rate of 8–10% thereafter. Import duties on machinery, equipment, and raw materials are waived. VAT exemptions may apply to qualifying activities. DSV works with licensed tax advisors to structure optimal holding arrangements for each project.

The investment process begins with an Expression of Interest (EOI) submission to DSV. This is followed by site visits, feasibility discussions, and term sheet negotiation. Once agreed, the investor registers a local entity or branch through the Lao Ministry of Planning & Investment (MPI) single-window service. DSV's in-house legal and project team guides investors through every stage — from initial enquiry to land title issuance and construction permit.

Investments within the Dansavanh SEZ are governed by the Lao Law on Investment Promotion (2016), the SEZ Decree, and individual concession or lease agreements. International investors are protected under Laos' bilateral investment treaties (BITs) with over 25 countries. Dispute resolution can be structured through ICSID arbitration, ICC arbitration, or the Lao national courts depending on the agreement.

Lao law permits full repatriation of profits, dividends, and capital for registered foreign investors. Transfers must be conducted through licensed Lao commercial banks and comply with the Bank of the Lao PDR (BOL) foreign exchange regulations. DSV recommends working with an international bank operating within Laos to ensure smooth cross-border transfers.

DSV provides a comprehensive investor information package including title documentation, boundary surveys, master plan zoning maps, infrastructure capacity reports, and environmental baseline data. Site visits can be arranged at any stage. DSV partners with reputable local and international legal, financial, and technical advisory firms to support independent due diligence.
